The real estate market here in the Boise area is getting more active - at least, I sense an increase in the activity level. But, not so much that it's anything other than the seasonal increase. Total sales will increase with each successive month through mid-summer. Total inventory offered will increase as well.
I don't have the sold prices data for March yet but, preliminarily, it looks as though it will show to be one more month of bumping along the bottom. What I do have though is a look at activity through March broken down by the type of sale. You could almost say there are three types of markets here. One for normal (non-default) homes, one for short sales, and one for bank-owned properties. Each has their own charateristics that affects pricing. And, since they're all three competing in the same market, they have an affect on each other.

you know, ive seen the activity grow too in the town. Maybe sales aren't necessarily going up but i think those will follow soon.
